When your business grows, it’s exciting but also a challenge. When Allen Builders grew out of their shop in Colorado Springs, CO, they knew they needed a space they could call home for the long term. They decided that ground-up construction was the right move for them. But, with a massive project comes massive red tape. Was it too much to overcome?
Clear Vision, Complex Project
Allen Builders had a small shop of 6,700 square feet in town, but they were growing out of it. They needed to decide between buying a new building, extending their existing building lease, or building from the ground up.
With a clear vision in mind, Allen Builders chose ground-up construction. Now, it was a matter of choosing the right contractor for the job.
Allen Builders had previously worked with Kroeschell, so it was easy to go with their long-time partner for their project. They knew Kroeschell could handle any challenges that may arise.
Beautiful Views Come with a Price
The client chose a beautiful parcel of land overlooking Pike’s Peak. But the perfect view brought challenges.
While the property was breathtaking, there was an issue: zoning. It was not zoned for their type of business, adding a new element of stress to the project. To ensure the property was ready for their needs, Kroeschell worked with the city planner to have it rezoned. Because Kroeschell has a long-standing history in the Colorado area, they resolved this issue promptly with the right contacts and relationships.
Another challenge was the sheer size of the facility. At 20,000 square feet, ensuring each element met code requirements took considerable time—everything from the landscaping to the address on the building needed to be inspected.
With these issues slowing progress, Kroeschell needed to take action.
Relationships Prove There Worth
Kroeschell took on the role of General Contractor, collaborating with several subcontractors to get the job done. The Kroeschell team was also responsible for construction, plumbing, and electrical. They obtained permits and used their connections with regional departments and subcontractors to complete the project.
The project launched in January 2021 and was completed in June 2023.
Allen Builders is Set for the Future
The 20,000-square-foot facility is now a bustling business with 25 employees. Allen Builders no longer needs to worry about growing out of their facility. Their complex has everything they need to provide steel fabrication services for their clients for years.
